VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Ali'i Beach Rentals (also referred to as "Property Manager") and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.
Payment Policy:
- A current Photo ID and self portrait (Selfie) of the CREDIT CARD holder must be confirmed by Ali’i Beach Rentals to process your reservation.
- Full payment is due 7 days prior to arrival date.
- All rates are in US dollars (USD$)
- The only accepted forms of payment are VISA, MasterCard, AMEX and Discover credit card.
Cancellation Policy:
- If photo ID verification is not provided within 24 hours of order confirmation, the reservation will be canceled.
- Cancellations or changes to the reservation are not allowed within 7 days of the check-in date.
- Ali'i Beach Rentals will not provide any refunds for cancellations made within 7 days of check-in.
- All cancellation requests must be sent by email to infoaliibr@gmail.com and confirmed by Ali'i Beach Rentals.
Cleaning Policy:
- A one-time Departure Cleaning Fee is added to each booking to cover the cleaning of your vacation rental upon checkout.
- There are no mid-stay cleanings or daily maid service.
Tax Policy:
- Current State of Hawai’i rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.
Reservation Policy:
1) All condominiums and properties are individually owned, and the buildings are managed by Homeowner Associations (HOAs), which may schedule routine interior or exterior maintenance. The Property Manager has no control over scheduling of such maintenance, renovations, disturbances, pool or lanai closures, or any other disruptions. While the Property Manager will make reasonable efforts to notify guests of any known issues in advance, they cannot be held liable for any inconvenience caused by these events. No refunds or relocations will be provided under such circumstances.
2) Renters agree to communicate the terms of this Rental Agreement and all house rules to all other tenants and guests. If no copy of house rules is provided upon check-in, renters must request one promptly from the Property Manager via email.
3) If issues arise with the property during Guest's stay, such as cleaning or maintenance concerns, renters must notify the Property Manager immediately. No refunds will be issued for issues that were not reported promptly to allow for inspection and resolution.
4) Property Manager reserves the right to refuse service at their discretion.
5) Renters understand that parties and/or excessive noise/music are not permitted on property.
6) Renters agree to lock all doors upon checkout.
7) Renters agree to turn off air conditioning when not at the property.
8) Renters will be held responsible and liable for any damages or House Rule Violations resulting from smoking or vaping and may incur a fine of $300 or more per violation. Smoking or vaping is strictly prohibited on the property.
9) Renters will be held responsible and liable for any damages or House Rule Violations to property caused by themselves or their guests.
10) Renters will be held responsible and liable for any lost keys, garage keys, parking passes, parking pucks, building fobs, and garage remotes will incur a replacement cost of $150 to $250 or more per item, depending on the property.
11) Renters understand that any unauthorized vehicles parked on property will be towed at drivers expense.
12) Renters cannot hold the Property Manager responsible for any items left behind after checkout.
13) No pets are allowed on property unless ADA certified. Proper documentation of certification must be provided to the Property Management before booking confirmation.
14) Primary Renter must be at least 21 years old and must be staying at the property for the entirety of the stay.
15) Renters acknowledge that travel insurance was recommended and offered at time of booking. If travel insurance was not purchased, Property Manager is not responsible for cancellations, disruptions or refunds related to the trip.
16) Renters agree not to arrange for mail to be sent to property.
17) Renters are liable for any intentional, negligent, or wanton damage caused to the property.
Privacy Policy:
By booking, you authorize Ali'i Beach Rentals to send text messages and emails regarding your reservation and offers. Message/data rates may apply, but consent is not a condition of purchase.
Disclaimer:
Renter agrees to indemnify and hold harmless the Property Manager and/or Property Owners from any legal expenses or claims arising from bodily injury, personal property damage, personal injury occurring on or about the premises, theft, vandalism, acts of God, inclement weather, or accidents related to fire.
Cardholder Agreement:
By signing below, I confirm that I have read, understood, and agree to the terms and policies outlined above. I authorize and agree to pay the following charges according to my credit card agreement.
